This lakefront property in Lake Waccamaw needed more than just a new roof. The homeowner was dealing with aging windows that were leaking air and moisture, drafty rooms, and a roof system that had been worn down by years of exposure to the humid lakeside environment.
We designed a combined scope that addressed everything at once. The roof received a full tear-off, new synthetic underlayment, and ice and water shield in all valleys and around every penetration. A moisture barrier upgrade was added along the eaves and lower roof sections closest to the lake, where humidity and condensation are most aggressive.
For the windows, we installed 12 new energy-efficient units with Low-E glass throughout the home. These windows reduce heat transfer, cut down on UV damage to interior furnishings, and significantly improve the home's energy performance. Each window was properly flashed and sealed to integrate with the new roof system.
